So you’ve decided it’s time to purchase a home…
Congratulations on taking this first step! Buying a home is one of the biggest emotional and financial decisions you’ll ever make, and pride of home ownership is one of life’s greatest joys and biggest accomplishments. It is an exciting time and my hope is that having me as your Realtor® will bring clarity and peace of mind during your home buying journey.
As your Realtor®, it’s really important to me to ensure you are an educated buyer in all aspects of your home buying process. It’s essential to prepare by learning the process of home buying.
I’ve prepared a guide of the buying process, from obtaining financing to furnishing, and we’ll discuss sample forms for you to become familiar with at our first Buyers Meeting.
Step 2 – Benefits of a Buyer’s Agent // Selecting your Realtor®
What are the benefits of working with a Realtor® when you’re able to view properties online, contact the agent listing the property, schedule a viewing and write an offer if you wish?
Firstly, it’s important to understand whose interests Realtors® are legally bound to serve.
There are typically two Realtors® working on a transaction, the Listing Agent (also known as the Selling Agent) and the Buyer’s Agent.
The Listing Agent is under contract with the seller to market and sell their property for the best possible price. They have their client’s best interests in mind and want to present them with the highest purchase price with conditions that are favourable for the seller.
The Buyer’s Agent works in your best interests.
Working with a Buyer’s Agent means you have access to all listings including MLS, foreclosures, estate sales, even homes that were previously on the market where the seller might still be interested in selling. In addition, a Buyer’s Agent has access to what the seller paid for their property, which is advantageous at the negotiation stage.
Working with a Buyer’s Agent, the discovery and disclosure of all information about the property is presented to you. This includes liens, warranties, market conditions and planning activity in the area, things the Selling Agent won’t necessarily disclose if it’s not in the best interests of their client.
In addition, having a Buyer’s Agent, you’ll receive advice on essential clauses to include in your offer to purchase, such as home inspection and financing, review of strata documentation (if applicable) and more. These conditions (subjects) are designed to protect you fully.
With the use of a Buyer’s Agent, you can be confident your best interests are being protected and represented. And, there is no cost to you; the seller pays the commission for both agents!
